Diagnose before you add budget
When a campaign underperforms, the first reaction is more budget or a new platform. Both treat the symptom, not the cause.
Before spending another riyal, use this diagnostic:
| Symptom | Likely cause | First action |
|---|---|---|
| High views, no enquiries | Message or audience | Change creative before audience |
| Many unqualified enquiries | No qualification | Qualifying questions in form or agent |
| Qualified enquiries, no viewings | Slow response | Auto-distribution + minutes-level reply |
| Viewings, no deals | Price or comparison | Review the offer against competitors |
| Cost rising week over week | Audience fatigue | Broaden audience or refresh creative |
Cause 1: advertising before the foundation
Running a campaign before a system exists to receive leads means paying to generate enquiries that will be lost — and nobody knows they were lost, because they were never recorded.
Fix: build the system and site first, even at a two-week delay. Delay is cheaper than re-running the campaign.
Cause 2: targeting “anyone interested in property”
That is not an audience, it is a description. The real audience: searching this area, at this budget, at this stage.
Fix: segment by readiness — cold, warm, ready to view — with a message and creative for each.
Cause 3: content that sells the brand, not the unit
A video about “our vision” does not answer price, location or delivery. Buyers do not stop to admire the brand; they stop to see whether the unit fits.
Fix: every creative must answer at least one buying question — preferably start with it.
Cause 4: slow response
A lead waiting hours is talking to your competitor. In property, a serious buyer messages three to five brokerages the same day.
Fix: an AI agent replying instantly around the clock, or automatic distribution with a delay alert.
Cause 5: spreading budget across every platform
Five platforms on one budget means five campaigns without enough data — and one outcome: nobody knows which worked.
Fix: two platforms, sufficient data, optimise, then expand.
Cause 6: measuring engagement instead of deals
Likes are not a result; impressions are not a result. The result is what a qualified lead cost, where it came from, and whether it closed.
Fix: one dashboard with cost per qualified lead, close rate, and the source of every deal.
Cause 7: no follow-up after the enquiry
Most deals are lost after the enquiry, not before. The buyer who “will think about it” needs scheduled follow-up, or they forget.
Fix: clear sales stages, automated follow-up tasks, and a weekly report of leads with no next step.
Pre-launch checklist
- Is there a system recording every lead with its source?
- Does the site work on mobile and convert?
- Does the first reply happen within an hour?
- Are there at least three creatives per audience?
- Do you know your target cost per lead before launch?
- Do you know what will be measured weekly?
- Is there a plan for leads who did not buy?
In short
A campaign is not an event but a chain: the right message, to the right audience, to a page that answers, into a system that follows up, to an agent who closes.
One missing link breaks the chain — and more budget does not fix a missing link, it only makes losing it more expensive.
