What the buyer is actually buying
Not walls, but three things: a location expected to improve, a payment plan that fits their income, and a delivery promise.
Your job is to make those three visible and convincing — not merely to make the façades look good.
Trust before imagery
An off-plan buyer fears delay more than price. They need clear delivery phases, verifiable previous work, and transparency on specifications.
Exaggerated renders are discovered later and turn from a selling point into a trust problem — sometimes a dispute.
Content required before launch
Do not start the campaign before something exists to receive it. This is the minimum list:
- An interactive map of the location and surroundings (schools, roads, services).
- A timeline of construction and delivery phases.
- A simple payment calculator that works on mobile.
- A 60-second project explainer video.
- A landing page per segment (residential vs investment).
- A downloadable specification sheet.
The campaign in four phases
| Phase | Goal | Core content |
|---|---|---|
| Tease | Build an interest list before launch | Site footage, countdown, interest capture |
| Launch | Convert interest into enquiries | Clear offer, starting price, payment plan |
| Objection handling | Reduce hesitation | FAQ, virtual tour, developer track record |
| Retargeting | Recover visitors who did not book | Reminder, phase updates |
Handling objections
Off-plan objections are predictable, and each needs evidence, not talk:
| Objection | What it really means | Evidence needed |
|---|---|---|
| “The price is high” | Value versus alternatives is unclear | Price-per-metre comparison in the area |
| “I fear delay” | No trust in the timeline | Previous delivery record + delay penalties |
| “I am unsure about the location” | Cannot picture the future | Area plan and upcoming roads |
| “The instalment is too high” | The plan does not fit | Calculator + longer plan with higher deposit |
Common mistakes
- Launching before a landing page exists.
- Relying on one image for every audience.
- Ignoring those who enquired but did not buy — usually the largest segment.
- Hiding the price entirely, lowering lead qualification and raising cost.
- Promising specifications not written into the contract.
How to measure success
| Metric | What it tells you | How to use it |
|---|---|---|
| Qualified leads | Did the message reach the right people? | Compare phases |
| Quote requests | Enquiry seriousness | Evaluate content |
| Viewing bookings | Proximity to decision | Measure sales speed |
| Cost per stage | Spend efficiency | Allocate budget |
In short
Off-plan is not marketing a property; it is marketing a future. The buyer does not pay for what they see, but for what they trust they will see.
So: content builds trust, the calculator eases the decision, and follow-up rescues those who have not decided yet.
