Two entirely different products
An apartment is bought to live in or to rent out. Land is bought to build on or to hold, and a rest house is bought for family use or seasonal letting.
Each has a different purchase motive, and therefore a different message and content.
Who buys what
| Product | Primary motive | First objection |
|---|---|---|
| Residential land | Self-build or holding | Services and permits |
| Commercial land | Expected return | Regulations and permitted use |
| Rest house | Family use or letting | Maintenance and occupancy |
| Farm / estate | Privacy and space | Access and services |
The message
For land: location, services and permits before any photo. The buyer wants to know whether they can actually build, and under what restrictions.
For a rest house: space, privacy and amenities, then occupancy and letting if the motive is investment.
Transparency and regulation
Land and rest houses are more sensitive to transparency: area, boundaries, deed, permits and available services.
Ambiguity here does not read as marketing cleverness but as risk — and the qualified buyer withdraws silently.
Required content
- A location map with nearby roads and services.
- An aerial image showing boundaries and area.
- Deed and permit data (or what may be shared).
- A short video of the site at two different times.
- A comparison with similar plots in the area.
The campaign
Land and rest houses need a narrower, more specific audience than apartments. Precise geo-targeting matters more than interests.
Rest houses are seasonal: market them before holiday seasons, not during them.
Common mistakes
- Using apartment content for land (meaningless interior photos).
- Hiding the exact area or boundaries.
- Targeting a whole city without a defined radius.
- Marketing a rest house out of season.
- Promising services that are not yet connected.
In short
Land sells on clarity; a rest house sells on the scene. Neither sells with a generic ad.
Define the motive, start with transparency, and build the campaign around an area — not a city.
